Villa renovations in Dubai cover an enormous range — from refreshing a three-bedroom townhouse to gutting and rebuilding a large independent villa with a new pool and landscaping. Because the scope varies so much, so does the price. This guide gives you realistic ranges and, more importantly, explains what pushes a villa budget from the low end to the high end.

Typical price ranges by villa size

These figures assume a full interior renovation — flooring, painting, joinery, plus standard bathrooms and a kitchen — at a standard finish, with no major structural change. Exterior, pool and landscaping are extra.

  • 3 bedroom villa / townhouse: roughly AED 180,000 – 400,000
  • 4 bedroom villa: roughly AED 250,000 – 600,000
  • 5 bedroom villa: roughly AED 350,000 – 900,000
  • Large / luxury villa: AED 1,000,000 and up, depending on finishes

A premium finish, imported materials and bespoke joinery can double these figures. Structural changes, extensions and landscaping sit on top again.

What makes a villa different from an apartment

Villas carry cost drivers apartments simply do not have. These are the items that most often surprise owners:

  • Structural work — removing walls, adding a room, changing the roofline or building an extension needs engineering and approvals, and is a different order of cost to cosmetic work.
  • Multiple bathrooms — villas often have five or more. Each is a full wet-area rebuild, and bathrooms are the most expensive rooms per square foot.
  • External works — facade, boundary walls, driveways, car ports and exterior painting all add up on a villa.
  • Landscaping and pool — gardens, irrigation, hardscaping and a swimming pool are frequently part of a villa renovation and are substantial line items in their own right.
  • MEP at scale — more area means longer cable runs, larger AC systems, more plumbing and often an upgraded electrical load.

Community approvals for villas

Villa renovations in managed communities — Arabian Ranches, Jumeirah, Dubai Hills, Palm Jumeirah and similar — go through the community's own approval process, which can be stricter than an apartment building's.

Expect requirements around external changes (many communities protect the streetscape and limit what you can alter externally), working hours, contractor registration and a security deposit. Structural changes typically need engineering drawings. Building this approval time into the programme from the start avoids nasty surprises.

Should you phase the work?

For large villas, phasing can make sense — but it has a cost. Each phase repeats mobilisation, some approvals and site setup, so phasing usually costs more in total than doing everything at once. It is a cash-flow and liveability decision, not a saving.

A common sensible split is interior first (so the family can move in), then exterior, pool and landscaping in a second phase. If budget allows, doing it in one programme is more efficient.

How long a villa renovation takes

A straightforward interior villa renovation typically runs 8 to 16 weeks. Add structural work, a pool or extensive landscaping and it can extend to 5 to 8 months. Community approvals add 2 to 4 weeks before work starts. A realistic villa programme is measured in months, not weeks — be cautious of anyone promising otherwise.

Is it cheaper to renovate or rebuild a villa?

It depends on the villa's condition and how much you want to change. Cosmetic and interior renovation is almost always cheaper than demolition and rebuild. But if you are changing the structure significantly, the economics can shift — worth getting both assessed before deciding.

Do I need approval to change my villa's exterior?

In managed communities, almost always yes, and some changes may not be permitted at all in order to protect the streetscape. Always check the community's rules before planning external changes.

Can I live in the villa during renovation?
